Florida Appraisal Board

Is it possible to EVER to talk to a appraisal board member on the phone?
So frustrating here............. with that.
You could always talk to a board member in Colorado, or they would call you back the next day.
The on going issue is with realtors not reporting concessions that elevate the final sales price.
It got so bad in Colorado with elevating the CMA's and values in some neighborhoods that
the appraisal board made it mandatory for all listing agents to report the concessions at the bottom of the MLS sheet or they were fined!
I believe it took the appraisal board to sway the MLS to do so.
Does anyone know if any appraisal board member would a ear open for that discussion?

There are one or two appraisal board members willing and able to talk on the phone with you.

With respect to your situation, the Florida Real Estate Appraisal Board has no sway over real estate licensees, REALTORS or MLS Services. IMNSHO, that's one of the reasons for appraisers; make the contact and verify the circumstances of the sale.

Hi, thanks, but that is one of the problems, waiting to hear back from a realtor to verify concessions. If the realtors or their assistants would take 10 more seconds and fill in the blank, it would save everyone one alot of time calling and calling.
I'm not positive that the Appraisal board had the total influence over the change in Colorado, I believe the realtors assoc. also recognized the fact that it was over inflating the value of some neighborhoods that used gift funds, etc.
It's hard to enough to determine condition adjustments on interiors of some of these homes with their descriptions and lack of interior pictures.
This would at least eliminate one area of an assumption.

I have found that e-mailing is much better than phoning. They generally answer quickly AND you have it in writing.
 
I am currently trying to get the Orlando board to add a concession line to the MLS. However, the contact I have finds that it is not needed and that it would be too hard for them to figure out. I have sent a formal letter to 'the contact' however he has yet to respond.
 
Concessions

OH MY GOSH, Not needed!!!!!!!!! My Jaw just hit the ground. Nanette, I can fax you a Denver MLS, if you would like, and show how they have it at the bottom of the sheet, it can't be that hard, it would be so worth it for everyone!!

If they are so ignorant that they do not think it is needed, I can believe them when they say it is "too hard for them to figure out."

I think it is something that will only happen with enough people asking for it over a long enough period of time. It may take a campaign similar to that used for library books in the movie Shawshank Redemption, but we can get it eventually. A large number of contacts all at once would not have much of an effect, since it would likely be attributed to a concerted effort by a small number of people. Regular requests by people over a period of months would likely be interpreted as increasing demand for the feature.

I think those of use served by the Mid-Florida Regional MLS would be well advised to start requesting the feature on a regular basis until we get it. It simply is not that hard to program into the system. Annoy the right people persistently for a long enough period of time and we will get the feature. (Even a child knows that principle. :rof: )
 
Update on the MLS concessions being listed; I finally rec'vd a response from my 'contact' and he said that he has forwarded my request to the board for discussion but would not tell me when they actually meet. I think I will be writing a letter to the board members addressing this to them to see what happens. Feel free to jump on the band wagon
