My son has put in an offer on a home in the Orlando area, direct sale, and has sent me a copy of the offer. Georgia forms are obviously different and we have a due diligence period in our contracts that lets the buyer out for whatever reason, typically a 15 or so day period, to do a home inspection, etc. I simply do not see anything like that in the Florida contract. I see the mortgage due diligence period but not any other. Am I missing something or is there another form they should be signing. Their concern is having second thoughts once they hire an inspector and he finds problems that the owners are not willing to fix and being able to negate the contract and receive their earnest money back.

If they are using the FAR BAR contract, there is a rider regarding the right to inspect period and cancellation.
Is that rider a separate form? or a check box on the offer?

It is a separate form on the FAR BAR contract .

Are you are Realtor in Georgia? Or is he just sending you the contract for you to look at as an appraiser?

Read the OP. He is looking at it for his son who is purchasing property in Orlando. Dad just giving his son the benefit of his experience and expertise.

Section 12 of the standard contract has the inspection/ due diligence section, gives 15 days if left blank.
