FNMA Guidelines Re Photos On 2-4 Family Assignments

FNMA servicing guide is not clear whether a full set of "required" photos are required for EACH unit or whether representative photos meet the requirments.
 
since you have to inspect them anyway just shoot the pics while you are there. pretty sure an uw is going to want to see all the units.

Since the "List of Appraisal Report Forms" includes the 1025 and the requirements below are for those appraisal report forms my guess would be that a complete set of interior photos is required for each unit.

At a minimum, the report must include photographs of the following:

  • the kitchen;

  • all bathrooms;

  • main living area;

  • examples of physical deterioration, if present; and

  • examples of recent updates, such as restoration, remodeling, and renovation, if present.


Note: Interior photographs on proposed or under construction properties may be taken by the appraiser at the time of the inspection for the Certification of Completion, and provided with the Form 1004D.
