Have you ever appraised an REO that you needed to do an upward condition adjustment for your non REO comp because your REO had a superior condition? Don't look at all REOs as if they are all trashy properties. Like any other properties, some of them may have good, average or poor conditions. The only thing that you should be concerned is the condition of the property.
