Formula - to Adjust GLA ?

Here's that spreadsheet again, but now prettied up & no searching,
calculates adjustment to nearest $1 up to $250/ft and displays it .

The file is set as "read only"; to save it, you HAVE to change the name,
((....123 SW Main St, 19xxx )) and the original never gets changed.
That trick has saved me from destroying a template more than once.

Awesome! Thanks. Working on a 120k property one day and 1.45M the next makes this more valuable.

One is the evil twin of the other, but we haven't figured out which is which...

BTW, RIICK...nice work...and generous to share with us lazy folk.

PS for anyone else, you can use this same template and apply to other adjustments, too...

It is a fun spreadsheet to play with. However, as Michigan CG pointed out previously,
Assuming you have made the correct adjustments the theory is that you now have matched pairs.
Pretty big assumption! None the less, I like the idea of having another tool in my bag. Thanks for the spreadsheet!


On the job I am working on now, the spreadsheet is telling me $2/sq.ft. I am taking this to mean that I may need to re-examine my other adjustments. That makes this spreadsheet good for more than just calculating an adjustment. It can be a test of reasonableness. The best Appraisal Math teacher I ever had was very big into tests of reasonableness to confirm conclusions derived from formulas and tools like this spreadsheet.
