Foyer and sunroom over time

Since total rooms does not seem to be important, then it is Gross Living Area (GLA) that counts?????

To an extent, yes. The rooms have to be reasonable for the market...you cant just have one big room. If there is a room missing that affects marketability, then you address it. You can have too many rooms, too. Having 6 bedrooms in the same size home of a typical 3 bedroom will have some functional obsolescence issues....unless it's in Japan.

You have reminded me of a question I have.

9 rooms including two kitchens in 2446 sq ft house (number changed slightly).

That seems like

1. Too many kitchens for a single family detached home. ????

2. Like maybe it's not a single family home???
