You do know that your Cert and E&O are stored on the order management sites, right? When I was running appraisal desks, if the appraiser didn't include them in the report, the underwriter picked them up off Mercury or AppraisalScope or whatever and put them in the closing package.
Trust me, I know. My E&O expired 04/11. I woke up to 50 emails saying my E&O has expired. Good riddance... not going to compete with appraisal waivers and hybrids....and only be left with complex orders that are being sent out for bids. No way to live.

Jabbar Watts even created phony inflated appraisals by using real estate appraisal software and forging the name of a legitimate appraiser, prosecutors said.

There's an appraiser here in Dallas that had a mortgage broker doing false FHAs using the appraiser's name and license number. He only found out when he happened to check the appraisals through FHA and found a bunch that he didn't know anything about.

According to court documents, an investigation began Aug. 23, 2022 after police were informed Steenhoek had allegedly forged signatures on official documents. Steenhoek was able to perform residential appraisals but could not perform commercial appraisals without the review of a qualified person, documents say. A victim claims multiple documents in December of 2021 include their signature but were instead allegedly forged by Steenhoek in order for Steenhoek to submit an appraisal for commercial property in Marion County.
 

The majority of identity theft claims reported to us arise from instances of forgery committed by someone the appraiser knows – usually a current or former employee. Most commonly forgeries are committed by either a trainee or independent contractor who was tired of splitting fees; or an appraiser who wanted to establish a relationship with a lender but could not find any other way onto their approved list. By signing the name of their "supervisor", the lender accepted the report and the forger received the entire fee.

Another common situation is where the insured appraiser has agreed to review and sign off on the work of a colleague. If the appraiser is too busy or unavailable, the colleague - thinking he will never get caught - signs the supervisory appraiser`s name in order to meet the appraisal due date.

Curious, how does presenting a photo identification stop the fraud?

If the lender or AMC requires a photo id, the photo id should match the appraiser provided E&O and appraisal license.

It is easy to steal the E&0 and appraisal license, since most appraisers attach it to every single appraisal that they do. Stupid as heck, I even do it (but I remove some items and add certain items to each document). Most appraisers do not have a copy of another appraisers driver's license...

Also, it can help stop trainees or runners..... 60 year old appraiser, but a 20 year old showed up to do the inspection. Homeowner can raise red flags with the lender. Lender has the appraiser photo on file....The NC appraisal board catches trainees and their mentors all the time lying and cheating...

Yes, I know about that but did not know how pervasive it was.

If you haven't noticed our board rarely revokes any appraisers. When I say rare, when was the last time you have if ever seen Hen's teeth?

There were some doozy of complaints in our last NCAB News letter. Some of them should have been revoked. Our Problem is we have to compete with some of these clowns. There were some complaints I where I felt the discipline was appropriate and the appraiser's should be allowed to continue.

You have to wonder why except someone "fast tracking'. I know a case years ago where a "new trainee" for a guy was CR a few months later. They had almost certainly fabricated the experience log by back updating reports. So, the trainee was claiming credit for every report the mentor's office put out regardless if he had went near the place or not.
