Freddie Mac To Waive Appraisals?

If you think that Fannie orders appraisals on most of its REO's you are simply mistaken. Most of the MI claims submitted to my company by Fannie Mae include one or more post default BPO's but no post default appraisal.

How confident are you on the input ??

I am Clint Chappell, and have been Valuation Manager in REO Operations in our National Property Disposition Center (NPDC) for Fannie Mae for three years. We are centrally located in Dallas Texas but handle all valuation for our REO properties nationwide. My department currently orders several thousand appraisals every month. We order an Interior-inspection appraisal on every REO property plus an initial Exterior-only if the property is not initially accessible. http://appraisersforum.com/forums/threads/becoming-a-fannie-mae-REO-appraiser.130039/

That post is from 2007, so things may have changed. I stopped doing Fannie REOs in 2015. I have sent a email to my current contact and will update.
I am guessing that is no longer the case, but we will see if and when he gets back to you

Your mind is completely disconnected from reality,

The complete disconnect from reality is fannie/freddie. Mnuchin will take care of that. Sorry Eli gov out.

"Earlier this week, Steven Mnuchin, President-elect Donald Trump’s nominee for Secretary of Treasury, surprised the financial markets when he announced on Fox Business Network that the United States government should end the conservatorship for Fannie Mae and Freddie Mac, the two behemoth government-sponsored enterprises that the government under its control back in the dark days of September 2008."

"We've got to get Fannie and Freddie out of government ownership. It makes no sense that these are owned by the government and have been controlled by the government for as long as they have."

So FNMA and Freddie Mac belong to hundreds, if not thousands, of MLS?

CoreLogic Expands National Parcel Boundary Database
March 11, 2016

CoreLogic, a global property information, analytics and data-enabled services provider, has expanded its proprietary property parcel database to cover more than 144 million parcel boundaries and parcel point locations. ParcelPoint, which includes patented technology, covers 97 percent of parcels and all land-use types in 2,775 counties nationwide.

The enhanced parcel database consists of national standardized spatial data on 140.3 million parcel boundaries with an additional 4.5 million unique parcel “centroid” locations that provide the geographic location, physical address, ownership information and detailed characteristics of an individual property. While both parcel boundaries and parcel points contain highly accurate positional location information, parcel boundaries provide more complete information about the entire expanse of a parcel rather than just a single “point” location.to helping agents find markets.

Data is sourced from public records in various formats and quality checked for geometric errors, positional accuracy and attribution. The parcels are standardized for consistency and accuracy to create uniform information for widespread use. ParcelPoint data is also linked to additional public record data that CoreLogic maintains which provides property attributes in 150 distinct categories. These provide data intelligence on everything from zoning and land use to details on roof type and number of bedrooms. CoreLogic employs the National Standard for Spatial Data Accuracy (NSSDA) to quantifiably assess the spatial accuracy of its data.

Guessing. LOL. You know something that I do not know. Give it up!!! :) Not afraid to be wrong.

I stopped doing them (rejecting them) in 2015 because I got tired of the rat race and the fee. I was not the fastest, etc. so I got bumped to the bottom...lowered tier...that resulted in punishment and only got the crap that the upper tiered appraisers rejected.

Although now, I rarely get orders. REO slowed down, better rated tier appraisers taking the orders OR YOU COULD BE right, Fannie could have changed their appraisal policies?

If I worked for a GSE, I wouldn't feel like I had major job security. I might be looking seriously at job alternatives.

I'll make it. GSE's, your future is much more questionable.
