Unknown what will evolve, but it seems bipolar...going from one extreme to another....from ordering appraisals with intense level of requirements and level of scrutiny, to waiving an appraisal and using an AVM.

Look at their track record.

They are hanging on by the skin of their teeth.

Point one.

GSE's which include FNMA and FHMLC are private enterprises which are barely hanging on.

Strong possibilility they won't hang on. Tell me the government can't do better. PLEASE.

Private enterprises back with tax payer funds. Which makes them gobermint back enterprises. Not so private. And where is our dividends checks?

How much money did fhmlc need of mine as a taxpayer?

I'm telling you the govt could do better and it is pretty much due to market structure.

I am sure fhmlc has very nice people. I am not an appraiser to be nice although I try to be.

I don't know. But how much "toxic" assets did the treasury dept have to buy from them?

Q/C ratings should be done internally at FNMA, but I guess too much work for them.

Home inspectors will get orders from Lenders saying fill out this 1 page form with some photo's called a 1004QA. rate homes Q/C. The lender would then input "fresh" info into the database.
