Freddie Mac vs Appraiser Bias

This may have already been discussed or posted. It is something to think about.

Another thought on Bias. Can you be biased without realizing you are?

Birds of feather Flock together.

Yes. Every appraiser should take these tests - both skin tone and race.

Implicit bias is a real thing and we all have to be aware of it before we can really overcome it in the valuation process.
That's fine. I am all for a proactive approach and teaching. What I am not for is AMC's on commingled fees and downgrading appraisers as a group. I am definitely not for stripping a very important part of the appraisal process.

Nobody cares what appraisers think. If you’re not invisible, then you’re in the way.

Appraisers get blamed for everything and get paid crap. Won't the "third party" inspector need to be licensed, insured, take annual courses and pay relicensing fees and then work for minimum wage? Oh, and don't forget that they should first be forced to apprentice themselves to another "inspector" for 2,000 hours. But why bother with an inspector, why not just go off the MLS photos? Or just use Zillow, see how that works out for you Fannie and Freddie. Sorry, I know this does not help but I feel like venting at the "anti-appraiser" bias.

BTW, how many of you are convinced that our political leaders (all of them) are biased, stupid, incompetent and useless? Shouldn't we replace them with an Automated Governance Model?

It doesn't rhyme with me My opinion is "who died and made you God"? That's my feeling.

It's like eating a really bad meal and having indigestion for 3 days or a week. Hell, at least I recover in a few days.

I sometimes think an AI model fed all the data for sound govt decisions could do a better job.

Let the computer do the work, and then our elected leaders would be mainly ceremonial figures, giving speeches and attending galas Queen Elizabeth style.

Meanwhile from the real world of these "well trained third party inspectors" (taken from their own FB page).

"I have an interior inspection today and it is a condo unit in a 5 story brick building. I'm wondering do I measure the entire exterior of the building? It also says basement sketch required. Has anyone dealt with a similar situation? I'm used to SFRs, this is a first for me. Thanks."
