You are seeing the results of trying to upload to your clients. It is your clients' software that is prohibiting the upload. The "hard stop" you are encountering is in the systems used by your clients (or the AMCs they use). It is not in the XML, nor is it in the UCDP. XML reports with trainee signatures are routinely submitted to the UCDP.Before you continue, may I suggest you sit down at a computer and try and upload an appraisal with a trainee signature. Its not the lender or the AMC, its the software and its verification process. The signature can be overridden, but not at when the appraisal is being submitted. This is the error that the program responds with: EAD-APPRAISER - Certification or License Number - should match ASC.gov. This is a hard stop and cannot be overridden. You just have one part of the puzzle.

Again, sit at a desk as an appraiser and try to upload a report without a licensed or certified appraiser's signature on it. Whomever is managing the OMS (order management system - Mercury, AppraisalScope, etc.) controls 'sets' rules around what is, and what is not, acceptable for each appraisal field in the report. It has nothing to do with UAD requirements. It has to do with who is managing the software that you're uploading your report to. If direct engagement - the lender is setting the rules for the appraisal fields. If AMC - the AMC is setting the rules for the appraisal fields.Wrong. I'm not wrong. When have you tried to upload from your software an appraisal with a trainee signature? Try it. Its prior to appraisalscope, mercury or appraisalport. It is not client specific. FNMA gives advice on how to make the appraisals acceptable, but they don't work. I can pdf the files and send them on to clients who will accept the pdf format, but most clients will not.He's right, Sadie. That message is from Mercury, not UCDP...I'm not wrong. When have you tried to upload from your software an appraisal with a trainee signature? Try it.
