previous fannie letter, fannie was concerned about appraiser not taking off seller concessions, said it was 50/50 doing/not doing.
YEP. This is why I find that letter hypocritical. They allow IPC or SC, but them they expect appraisers to adjust for them. The rules needs to be changed.


Within this appraisal population, appraisers reported seller concessions for 7.6 million comparables. Of great concern, for 58% of these comparables, the appraisers made no adjustment for the concessions. Of course, this tends to inflate the appraisal results and undermines the credibility of the appraiser

OK....stop allowing for IPCs or SC, whatever the new play on words are?
 
As a buyer, I would not want the commission included in the sale price (Assesor found out on one of my purchases and added back the commission) because it will keep my property tax low.
Yet some buyers need commission added to get a higher loan amount.
Appraisers will have to find out in comps if real estate commission included in sales price. More work. Unfortunately not more pay.

Selling Notice April 15, 2024Real Estate Commissions and Interested Party Contributions We are aware of the proposed settlement agreement, subject to court approval, announced by the National Association of REALTORS® (NAR) in the Burnett et al and Moehrl et al cases. While there are no immediate changes to our Selling Guide policies, we are clarifying the current treatment of seller-paid real estate agent fees under our interested party contributions (IPCs) policy. Selling Guide B3-4.1-02, Interested Party Contributions (IPCs) permits interested parties (including property sellers) to make contributions to the borrower’s closing costs subject to maximum limits ranging between 2% and 9% of the property value. Typical fees and/or closing costs paid by a seller in accordance with local custom, known as common and customary fees or costs, are not subject to the IPC limits described in Selling Guide B3-4.1-03, Types of Interested Party Contributions (IPCs). If a seller or seller’s real estate agent continues to pay the buyer’s real estate agent commission in accordance with local common and customary practices, these amounts are not required to be counted towards the IPC limits for the transaction. As part of our standard risk management practices, we continuously review and evaluate our Selling Guide policies. We will continue to monitor the various real estate agent commission lawsuits and settlements and evaluate the potential implications to the mortgage industry and our policies

 
Is it a concern because some disgruntled buyers filed a lawsuit and NAR settled, with the agreements to certain things ( in my post on their NAR website )

So the racial bias against appraiser's bit the dust, so now the realtors get similar BS...... makes me wonder how & why this all came up under the current political parties watch??

attacking the Real Estate Business/Industry as a whole, sounds way to fishy to me. Who's making money off all this BS???
 
Now, the company has sent a letter to the head of Nasdaq, expressing concerns that “potential market manipulation” is impacting the stock. The letter, which was sent on Thursday and made public Friday in an SEC filing, is written by Devin Nunes, the former Congressman and Trump presidential transition team member who now serves as Trump Media’s CEO. The letter from Nunes states:
I write to bring your attention to potential market manipulation of the stock of Trump Media & Technology Group Corp. (“TMTG”), which operates the Truth Social platform and has traded on the Nasdaq Stock Market under the ticker “DJT” since March 26, 2024. As you know, “naked” short selling—selling shares of a stock without first borrowing the shares of stock deemed difficult to locate—is generally illegal pursuant to Securities and Exchange Commission (“SEC”) Regulation SHO.
The SEC says naked short selling can hurt impacted companies. The letter notes that, as of Wednesday, DJT had appeared on the Nasdaq’s “Reg SHO threshold list,” which is “indicative of unlawful trading activity.” Such lists, which are a regulatory requirement, can be indicative “of improper naked short selling,” Investopedia claims.

DJT is a speculative stock. It's not profitable. Of course, there would short selling. Bunch of crybabies.

The RE agent suit has nothing to do with the present political party . It went on for years and NAR finally settled. The suit is about commissions, not bias. Nobody is making money off the RE agent/broker suit except the lawyers.

Yeah, I saw a special on one of the news stations like 60 minutes or one of them. It was the buyers that instigated the complaint as a group.

The complaint originated from buyers of homes.
 
They didn't claim republican or democrat or any political party. LOL

They pretty much claimed I don't want to pay anybody else's commission. Sellers were involved also. They were like why should I pay somebody else's commission.
 
I know the feeling from AMC..s and APPRAISERS.
