I agree, but how many appraisers give a crap?
How many clients give a crap? So does Fannie and Freddy really care? Of course they don't. But it is a tool in their clawback kit to have an easy time proving the appraisal was a fraud in the event the property defaults...and a certain percent will default even in the best of times.
 
Aside from the evidence a photo provides that the appraiser actually inspected the sale from the street, proof of compliance with the certification, another problem may arise when presenting a photo as though the appraiser took it, without disclosure that it was actually obtained on-line. Especially if the copyright or watermark displaying the source of the photo is cropped. Can be considered misleading.

1. An original photo offers no evidence that the appraiser actually inspected the property from the street. There have been ads for photo takers on this very forum

2. Removal of a copyright notice from a photo is a violation of federal copyright law
 
Bank clients have recently been requesting MLS photos when my comp photos do not show much of the comparable. It appears they give two hoots about seeing the original comp photos of a hillside with trees. :)

The ones who are asked to explain why they didn't mention the gas station next to the comp!

Appraisers who don't drive by the comps to "save time" are playing with fire. You are certifying that you drove by the comps. Do I use comp photos? Sure. However, it is only because the house is not visible or there were people in the yard when I drove by. In both cases, I did Drive by so no fraud. Yes, it takes time and gas but I can sleep at night.
 
Oh, and required or not, I still explain why the MLS photo is used.
