Full bath in 3 car attached garage (new construction - beautiful 3K+ GLA home). Count it?

Have to go through door into garage to access it. It's finished out very well (new construction home). Do I count it in the bath count? Or not?

Not in UAD but on a Lower Grid -Those are real nice, to get cleaned up before coming in , or to use to change if a pool is put in or working in garage or yard. I just use lower grid call it a Utility Bath and place it on a lower grid. And no you are not going to find a comp, so I use what I call utility value and make a minimal adjustment.

Double ditto. It's not included in GLA and isn't included in the Room Count. It is part of the property and may, or may not, have contributory value.
