Full Duplex Vs. Half Duplex

so these texas 1/2 duplex units are attached to each other, have separate lot numbers but one shared parcel number or legal description? each attached unit can be owned by separate owners?? even though there is only one legal entiity? wierd.

you don't have those out here in southern cal. you can have 2 attached income units with one common legal description. they can have separately or master metered utilities.

sometimes you can have attached units with separate owners. they could be considered SFRs, PUDs or condos depending on legal descrpition, common areas, etc.

and if you have what are considered attached SFRs are they truly attached sharing a common wall (in which case there should be reciprocal maintenance agreement for the common wall), or sometimes there are two separate adjoining walls butted up near each other so that there is basically only airspace between them.

i think a duet type property is what we may call duplex style attached units. there are some in the 1900 block of delaware in huntington beach and also some in the downtown numbered streets of huntington beach. they're attached/butted up against each other. no common areas and no association fees.
 
I own a house similar to the one described. In my area it's called a twin. I hold fee simple title to the land and my neighbor holds title to his lot, the houses share acommon wall and chimney. Whether you call it a twin, duplex, duet or mini mansion you should appraise the property as you see it. If there are two units on one lot you must compare it to similar structures. If you can't find similar comparables you must develop an adjustment for comparables of different types.

If both properties were owned by one individual they may have been deeded on one deed oe mortgaged on a blanket mortgage, this doesn't change their legal status. You should look at the government map to determine whether you are dealing with one parcel or two. don't depend on the tax bill or list since the collector may have combined the bills for his own convenience.
 
The mixed up was about 1/2 Duplex. I already gave up on this terminology. I guess I am just too dumb to digest it.
