Functinal Obsolecense

I always quote my base fee and tell them there will be additional fees added on if the property turns out to be unique in any way that will add extra time to completing the appraisal.

No problem here! Well, just that one a couple months ago that conveniently forgot what I said then wanted me to refund the whole fee because it didn't make the value they wanted.
 
Avoid the use of local terms, ie...Jack and Jill bathroom. Unless the underwriter is local they might not have a clue what you are saying.

How would I handle it????? Never had the problem but would say what I say and then say it may or may not constitute functional obsolscence. Due to a lack of data, no adjustment was made.

Sure sounds like a functional problem to me!

I agree with you when not using local terms to describe things about the house since we don't know where the report might end up. Since it seems that all reports from the west coast end up on the east coast and vice versa. Though I have heard of a Jack and Jill bathroom I would sugest sketching the interior of the house on such a thing. That way you can better describe it to some one and any reader of the report can better understand what you are describing. To me Joshua's house would be a good one to sketch on the interior that way there is no question of the functionality of the house from any reader.
