In 1004, I know Fannie doesn't like the words - average, good, excellent.
I always put Average in the Functional Utility grid for comp adjustment.
Just wondering, do you do that or do you have better term,
 
Since i've rarely seen anybody use that line, or understand it, you put in whatever you like. Can't wait for the new uad to see how it handles functional utility.
 
Average.
Never had a problem.
Then what's up with Fannie wanting us to put C & Q ratings instead of Average, Average (-), Average (+), Good, Good (-), .....
 
You should apply for a job at Fannie. I am sure they have a position for you considering your high opinion of yourself
