sometimes in a situation like this it's a wash..for example see how big the comps 6 car garages are. I presume subject over generous garage space is storage for other vehicles or future expansion or why is it so big...the larger size can make up for lacking 3 doors . If comps have only 4 car garages max a garage holding 6 cars might be a super adequacy . How large is the house and how large is the lot and what is the price range

The house is about 1290sf..I have comps with 2x2 car garages , and a comp with a realtor described 5 car detached garage plus 2 attached. So it's coming together. A house in the subjects condition would be about 320 or so in this area of Prince Georges county , MD.
 
wow a house of 1290 sf with a garage twice the size at 2500 sf? Superadeuqacy.over improvement anyone? It's worth $ though, maybe even a fair amount but sounds oddball......especially if it is a smaller lot, more appropraite for a larger site
 
Super adequacy...in my opinion.
 
The state has it listed as 2500sf but in reality a the detached garage is only 450sf with a 1050sf carport. ... A hot mess. The other garage space is a true 1280sf attached garage.
So, it sounds like it's not really a 6 car garage, but garage(s) with carport(s)?

I run into similar situations.in my market. Often, these are tandem garages. An agent will market a property as a 4 care or even 5+, but in reality it has 2 garage bays. A simply drive by the property (and if/when necessary, phone call to the agent) confirms that it really is just a 2 car garage, but can "accommodate" 4 cars+ ...
 
is is making the analysis even more ...cumbersome.
recalc comps on a per SF basis and apply. yes, not routine, but try to compare 1 c vs 2 and 3 car garages to see if a size adj can be extrapolated (assumes greater SF is discounted). I have a friend who wants a 4+ car garage for his 2 autos & space for his leather tooling business.
 
I am currently engaged in a residential assignment on a property with 2500 sf of car storage space.

My question is , where do we draw the line on the number of cars that a garage can hold. The garage in question has 3 car size doors , however you can fit 6 cars inside. I have found comps and am trying to get the data analyzed and this is kind of important. Also , I checked ANSI and couldn't figure out a clear answers. Maybe, i should use the square footage of the comparables garages...IDK.

Sounds like a 6-Car Tandem Garage. Tandem meaning you have to park them in front of each other or you could call it a 3 car with workshop.
