Garage sharing Roof line, Attached? Detached?

We have all seen them, a garage sharing a roof line, but has no common walls with the living area... breezeway

Attached?

Detached?
 
Isn't it attached by the breezeway? It is attached.
 
My line of thinking is that to be attached, it has to share a wall. The breezeway could be removed and the garage would be intact. It is detached.

If the breezeway was removed it would be detached, but currently it is ATTACHED. We are appraising as of an effective date.
 
The man asked for an opinion. I gave one. I don't need, or am inclined, to defend it.
 
Gotta love the appraisal business. It is no wonder we get no respect. We can get differing arguments for just about everything in an appraisal report. From a breezeway doesn't make a garage attached, to counting garage conversions and enclosed patios in GLA, counting below grade areas in GLA because by claiming there are no sales to compare below grade making it acceptable as GLA, wearing shoes inside in an inspection, etc,

I just ran into that and asked the same thing. I did called it semi-attached. Having garages attached is still much better than having the livable attached.

FWIW, I don't like being put into a box with these type of things. Different entities will give different opinions on this matter. For example, buyers may consider it detached because it is not enclosed, especially us folks up north in the winter. OTOH, it may be considered attached for insurance purposes.
