Garage Width, What's The Minimum?

What do you consider the minimum width for a two car garage or carport?

This 14-16' garage is what we call a garage and a half. Normally, 2 car garages of homes in the 80-90s and better homes today are 22' wide. Tract homes are 19' wide. Then there's the lake/golf community where every other home has a 2-1/2 (the half has a separate door for the golf cart). :D
 
My theory is that you should be able to fit two normal sized cars inside and still be able to open the doors to get out.
Tim, that's exactly the same reasoning I use. No family drives a Yugo, and you might get two Yugo's in 16 or 18 feet, but you a are not going to get to cars (much less 2 SUV's) in there. To me, it's got to be 20 feet exterior before I call it 2CG. Other wise, it's 1 plus storage. And even 20 feet is getting tight with some of today's large cars. Most 20X20 garages I see have 1 SUV parked in it.... with other stuff like lawn mowers, and Dad's workshop stuff.
The agents sometimes whine, but I explain my reasoning, and that I compared it with other homes of similar sized garages. They understand my logic and go on their merry way.
 
I stipulate the square footage in the grid if I can and adjust for differences.

ex: 420 sf gar. :)
 
IN MY MARKET you will find 19', 20', and 21' as typical for two car. We have two suzukis so we can get both cars in the garage! :rainfro:

Most families in my subdivision can't get two full sized vehicles in the garage and still open the car doors. Tandum 3 car is being built a lot in the $300,000 price range. Two car is the norm below $200,000, 2 car above that.
