It is because of posts like this that people do not post on this forum. Some folks, from a couple one line posts like to jump to conclusions.
It is very common for an appraiser who is doing a commercial report in an area to show housing information in a commercial report in the form of a market analysis or regional and city analysis. It shows the health of a community, where it has been and where it is going.
If one is appraising a shopping mall or a ski resort or many other types of properties housing statistics, sales and new housing starts would be an important thing to know when completing a commercial report.
It is pretty sad that someone would jump to conclusions from six one-line posts on an internet forum.
I have gathered housing data for three municipalities over 400 miles from my office for GSA properties in the last month.
<rant>It is even sadder when a moderator bans someone for a week without knowing all of the facts, especially since he wasn't on the list of people who received PMs from the OP asking for data, without so much as a please or thank you, and NOT offering to pay for the data, and then being rude when people didn't respond the way she wanted.
I didn't respond to her because her 'request' came off almost as a demand, as if I owed something to her. My ouch response to John Hassler's response, was an acknowledgement that I wasn't the only one treated rudely. My comment that she MIGHT not be geo competant had to do with the fact that she was pm'ing people in the area to get data (no, she didn't offer to pay) from the MLS, not asking for general data that was available on the internet.
I find it ironic to be accused of making assumptions by someone who didn't have all the facts. I didn't think it appropriate to point out the pm requests until I was banned for a week AND the same moderator blasts my post without knowing what it was about.
Yes, I know what commercial appraisal is about, and I know you need a lot more market data for your report than one would for an ordinary residential tract house appraisal. I was questioning HOW she was attempting to acquire that data, and her attitude of entitlement, as well as the fact that she was asking for data that she should have been paying the original source for, instead of asking people to violate their MLS agreements by handing out info to non-members.
Commercial appraisers need geo-competency just as residential appraisers do. Suggesting that someone
might not have it, based on them expecting others to do their research for them, is NOT out of line, especially when the request was vague in the first place, and showed no manners as written. Then to see a 'thanks for nothing' post, along with comments about what John had done, and it not being enough, demonstrated an attitude that didn't motivate me to help out.
Sorry if I get banned again for stating my opinion, the the moderator's comments were based on assumptions (after accusing me of making assumptions). Had he kept his comments private, I would have also, but publicly dinging me based on his lack of information requires a response. My post was NOT out of line, and certainly I'm not the first one to question her requests or wonder if she is appraising in an area where she doesn't have competency (not Mike Boyd's post). </rant>
P.S. You'll note that ALL of the responders here were people from this area, and probably were also recipients of her pm requests. My ASSumption, but based on the location of the posters, not an unreasonable one.
