I have an underwriter who wants the definition for a gemini home. I know it is a twin home, but does anyone have a source for a proper definition. I have checked several source, but have come up empty.

There must be more to this. I looked up gemini and it is dealing with the zodiac and the twin thing is something like twin planets. Where did you hear about this being twin homes? I have never heard of such a thing. In fact, I looked in the dictionary, the AI Dictonary, and Harrison's book on houses and found nothing that would be of substance.

Why don't explain what you are after, then maybe others can help find the proper term, because I don't think gemini is the word you are looking for.

I thought I typed this up before, but I didn't find, so I did it again.
 
Never heard that term before... must be a local slang or builder idea. Maybe it was built in June :question: :rofl:

Some clarification: Gemini home is the terminology used by the Phoenix MLS. I contacted the MLS and asked them to provide me with a definition and they were also unable. My underwriter is requesting a definition of Gemini home.
I was hoping to quote a source.

So call the Board of Realtors and ask what it means.

Twin Home is what we call a side by side duplex with individual ownership....also referred to as a town home. Lots of them here.
 
There are lots of local terms in use. I always thought that a Rambler was a crappy old car until I learned that in Minn. it is a ranch style house. A duplex in most of the world is a two family house, in New York it's a two level apartment. Go figure.

Maybe, I understand more. Not sure.

Twin home sounds like it could be, what we call, zero lot line. That is side by side attached homes where each unit is owned by different parties, but they own the land under the unit. In other words, they are not condos.

Is that what you are talking about? If so, then I would remove the local gemini term(which is beginning to sound like the local development company) and use the broader more accepted term.

We also have terms that don't show up in the books. One is called a Cal-split. That is a split entry with the living room on the entry level. That name distingishes itself from a standard split entry or split level, but I have no idea where the name came from, although one could guess Calfornia.
 
Have you seen the home? Is that a builder's term for a specific style? Is that a builder's name for a specific model? Is it two homes or two units attached to each other but different ownership with a legal description for each half? Is it two detached homes on one lot? Is it a realtor term like "commercial acre" (which is not a legal term and referrs to zoning uses, not actual size)??? Is it half a duplex and the realtor thought gemini sounded more impressive than patio home??
 
Just did a search on the internet and came up with the rules for Arizona MLS and gemini is defined as indicated below:

SECTION 8 - LISTING PROCEDURES

8.01: Types of Property

Listings of real or personal property of the following types, which are listed subject to a real estate broker’s license, and which are located within the ARMLS service area taken by Participants on approved ARMLS forms shall be filed with the MLS within 72 hours, excluding weekends and postal holidays, after all necessary signatures of seller(s) have been obtained:

1. Single Family Detached-Patio Homes (For Sale)
2. Townhouse-Apartment Style-Gemini/Twin Homes (For Sale)
