I've been bouncing around with writing my demo report for way too long. Even after selecting a property and collecting data, I just wasn't making any headway. As luck would have it, I found a sample demo appraisal report on e-bay that I'm now using as a model to get this demo finished. The sample report even has Excel spreadsheets to do the cost approach correctly. I'm feeling upbeat about finally completing the demo requirement.

If writer's block is a problem for you, do you really think you would be happy being a commercial appraiser?

I've noticed this is your first post. Maybe you can find some software on E-bay to help you write more posts.

What is the problem? Most people I know who've written demos looked at a number of passed demos for guidance. I know firms that used to keep libraries of passed demos to help out associates.

Now, please don't misunderstand me - a demo MUST be an original piece of work. However, looking at the different ways that different people approach a problem can be very beneficial in keeping you moving forward. One of the best motivations was reading a "lousy" demo and telling yourself that, if they passed this one, they'll certainly pass mine ...
 
The OPs other post was something about studying Ted Whitmer's material and passing the comp exam. The post came across as something an ad writer may make up for a late night ED drug commercial for the SPIKE channel.

At the risk of being slammed over what many might see has hypocrisy on my part, if you're using it as a model, I really don't see anything wrong with that. You're using text books and other reference materials too, right? Many offices have designated appraisers who will lend out their demo's as a sample all the time. As long as plagiarism is not involved, it may lend itself to helping you learn and understand something new.

I would rather have you invoke samples of demos and learn it that way than clepping it altogether with a weekend course.

Designation or not, in Commercial Real Estate one can only bluff so long. You either have the goods or you don't, especially in today's market.
