Geothermal System

Well, that's what owner of the lake house told me. He was only the second owner and he got a deal because it didn't work properly. The mountain house still worked, but the agent said the previous owner had to add an electric heat pump. It's windy up on the mountain. I think it was condensation rusting on the outside of the pipes under the house. It was pretty complicated looking.

Agree. The ground loop piping is some type of plastic/rubber; should be no rusting pipes. Also, the systems I've seen are relatively simple. Furnace/AC unit with a couple of pipes for the heat exchanger unit. They look very similar to a traditional HVAC system.

Doug Rye - billed as the one-armed architect was assigned by FHA to find out why an entire subdivision was in foreclosure circa 1973 and the energy crisis #1... Turns out the uninsulated all-electric homes had electric bills that exceeded the mortgage. So he ended up promoting energy efficiency. Had a long running program on regional radio. And I've sat in on any number of Doug's presentations and he was a funny and entertaining guy just to listen to but was full of information. Sadly, Doug died in 2020. But his son, Phillip, also a designer-architect still builds energy efficient homes. And the encapsulated crawl space with ducts in the crawl space not the attic, and super insulated "caulk and seal" as well as geothermal systems.
