The value from the cost source is not my opinion. It is the cost sources opinion.

That's also why citing Marshall & Swift as the sole cost source for RCN in the cost approach is not a good idea.

I don't see any reference to a cost source in the report. I just keep seeing:

Total adjusted Value Of Home With Additional Features.

The wording is what makes it an appraisal not the source of the information.

It should have stated something like, “Total Cost of Home With Additional Features.”

Things vary.

But unless you are very strapped for cash, there is a good buyer's market for used manufactured homes...it is the short sale market.

I recently bought a 28x66 2002 model for 18K. 3500 to move, 2000 to spruce up. 23,500 for a 1800 sft of living space on some acreage I already had.

Typical car note style of financing. I am in for 400 a month and I am selling my site built home. I could buy a new one of these every 5 or 6 yrs.

I would never rent in place of having my own personal tornado bait.

I also was solicited to buy a 1996 oakwood 16x72 for 8500 dollars.

Keep looking the MH market is soft if they are not attached to the land.

Cost figures can be thrown out the window if you are only looking at the MH...
 
Your old Q & A a few months ago argued that if there is no client there is no assignment and there is no requirement to comply with USPAP.

Yes, you can check thru NADA website for manf. homes and you can get a quickie idea from there.
