In Texas, I believe it's less than $50, but haven't looked lately. Just check your own state regs.

How about a note that says, "I promise to always make
value" in an appropriate Christmas card?

I've been invited to fancy dinners with the local MB.
They give me a calendar once a year. I do their reports
when asked, but I'm not the most 'popular' appraiser
they use. But I'm still in business and they tend to
go through appraisers (they don't like them because
they can't support their values or they get knocked
off approved appraiser lists).

The perfect appraisal gift? The lowest REO rate,
priceless.

One year the Wall Street Journal had subscriptions discounted to $89. They went over great.

Given the current climate and operation procedures for many MB, how about a bail bond?

I'm giving each client 50 shares of Zaio stock and a 1 year subscription to Lighthouse...

I sent $5 Starbucks gift cards to every new or one time client I received my first year in business for myself, and $20 to $50 for the good ones (as per my bookkeepers recommendation )...and was swamped with appreciative phone calls and orders immediately!!!! As for regular clients, I don't do Christmas presents or anything...my initial boss sent each good client a bottle of Dom one year, and $100 gift certs to good restaurants and never heard back or received any extra orders from any of them again. go figure! Give what they WANT!!! CAFFEINE!!!
