GLA Adjustments

It's coming with AI. Someone will come up with it.
Aloft and datamaster has a matched paired feature, not what im looking for.

The guy Andy over at appraisal genie and freedom has some interesting things coming out...grapevine says he is developing something to complete with cubicasa....can't wait.

Andy, if your out there, make a simple grid like the 1004 where we can do matched paired or group analysis.

This is why the op is here dude. What you call intuition is from your rear adjustments...... not Market derived.
Some of us we're innate with rear adjustments.
For the others, go do y'all market derived...pair whatever...

Is that what another poster meant with the reference to "geographic confidence"??
 
No. I'm just trying to figure out in a clear (SIMPLE!) concise manner if there is a way (read spreadsheet I can use) that will allow me to enter in certain data and out spits a "Per Foot" adjustment for GLA. May be "wishing" a bit here, but this is what I have come to think about this profession. In some instances, there are a number of ways one can do things vs. structured and universally accepted ways. Yet, they want us to be precise in our numbers. .....

Here is what I'm working with currently. Rural properties. Horses allowed.

How would you determine the GLA adjustment?
Your wide range on indicated values indicates you may be off base on some of your adjustments.
 
No line item adjustments for GLA indicates a problem. You have huge market condition adjustments.

You also have huge date of sale adjustments. Not good.
 
My bad. You did market condition adjustments on date of sale.

We are getting closer but you did no GLA adjustments.

Your land adjustments are pretty heavy. Better have land sales to back that up.

Lol. These adjustments are a little skeptical with no adjustment for GLA and appraiser is skeptical.
