GLA or not

In the area that I service, that is considered living area by buyers, sellers and most brokers. To maintain consistency with market expectations,I consider it living area also and report it as such. I explain in my report, and there are no problems. I try to think about the market first and all of the alphabet entities second. It doesn't really matter as long as you are consistent throughout the report and explain, explain, explain.

It is considered living area in most if not all markets. It is not above grade GLA in all markets.
 
The access to the addition is a perfect example of functional obsolescence.
 
Interior access from the basement? KK what about that big shiny white door-looking thingy in the photo? There appears to be a separate exterior access.
 
Finally inspected the property....
Very nice finished basement addition....

Assessor GLA 1,776 sf....
My GLA 1,200 sf....

I'll have lots of explaining to do....
