GLA or still just a garage?

Just got an order for a property where the garage has been converted to living space. It has a 2nd kitchen, half bath, heat and a/c (ducts, not mini-split), insulated but still has the garage door and floors are epoxy. What kind of adjustments would you make?
 
Garage...Cost to cure back to a usable garage..? If door is still on not very much $2,000 plus/- count it as 2 car gar on grid not GLA.
 
Can you open the garage door and look out, or is there drywall. Epoxy floor is just as good as vinyl.
 
If it's finished in similar fashion as the remainder of the house, and is tied into the HVAC, then what makes it a garage? The fact that it has an epoxy floor and overhead door? I'm not aware of any guideline where the door type determines what the space is.

I think there is an argument that having a garage door means it's not finished like the rest of the house.

I have seen the exterior garage doors left in place. However, when the motor and tracks are removed and there is drywall on the inside, I call it a living area, provided it has a finish similar to the rest of the dwelling.

If the garage door is still functional with a motor and tracks and is not blocked off with drywall, then it might be a garage with a bathroom and kitchen in it.
