GLA with attached Guest House

Casitas are typically detached or not directly attached to the main living area around here, but the builders still count them in GLA, the tax office still taxes them as living area, but you have to go outside to enter the main home. It is just better to separate these type items and just adjust the proper market reaction.

If they are detached...then they are not combined into the overall GLA. I would value it as a separate line item in the grid, in mine I use the term Out Buildings and show how I arrived at my square footage adjustment.

Agreed. But the floorplan Scott posted shows easy and thoughtful interior access which flows along with the general floorplan.

Just pointing out there are many different variations with different applications.
 
In California, highest and best use, given our new laws, would demand valuation as an accessory dwelling unit.

It has been my experience that most homes that feature a Casita that are detached or not directly attached to the main living area are located in a subdivision that features other properties with the same type of Casitas, so there are usually comps to use and comps that do not have them that are easy to use for paired sales analysis if need be.
