I treat golf course properties no different than specific properties located within any given neighborhood… some are worth more, some less. In our market, with a number of properties located on “The Bear” (designed by Jack Nicolaus) and “The Legend” (designed by Arnold Palmer) as well as several other golf course properties, I cannot derive any premium paid for these sites relative to other sites which have similar overall location elements (besides the fact that they are located on a golf course).
We do have a relatively new private community (LochenHeath) whereby vacant parcels are listed in excess of 600% of other similar properties located outside the development, but this isn’t attributed to just the influence of the golf course versus it being a very exclusive, gated community.
