Golf Course Cap Rate

I'm doing a tax appeal and looking at the income approach for a golf course that leases the course and improvments to a tenant. I need some help with determining an appropriate cap rate. Can you help. :shrug:

I don't know much about sports, but from what I've seen of golf on TV, I would go with a rate of approximately 1 cap per golfer.
 
Hi Ken. If you give Mike Cowan a call, he can refer you to a sale which will provide you a market-extracted cap rate. He could give you some other guidance, too.

Are you refering to Mike "Fluff" Cowan... the current caddy for Jim Furyk and the former caddie of Tiger Woods?
