And there is the issue. The correct answer was posted. You just don't like that the answer is in the market.. and YOU as appraiser are responsible for extracting it.

Easy to say based on the market.
In reality, a 3% difference should be acceptable if one understands statistics.
Am I the only one who thinks this way?
