Gross Area differences in adjusting

You ask a question.... appraisers on here take the time to give you the answer, then you just say you're going to do it the Fernando Way. So basically, you insult the people who answered your question.

Some of the questions you ask, like in this thread, are head scratching and stuff that you should know. Thus, it's no wonder you get the flak that you receive.

How do appraisers decide the point where they choose not to adjust?
You notice there wasn't a sufficient answer.
Fernando poses questions which appraisers can't answer and Fernando gets personally attack for asking questions which many afraid to ask.
Fernando gets unappreciated in AF.

Would the market recognize a difference & pay a premium for a 10,050 SF house over a 10,000 SF house? Probably not. Would the market recognize a difference and pay a premium for a 450 SF house over a 400 SF house? Probably. YMMV. Next, aren't you curious how much we adjust for miniblinds?

Don't let Mike freak you out Fernando. Just reconcile to the upper end of the adjusted range....especially for cordless miniblinds....and you'll be fine.

I adjust at $ per blind slat.
Tile grout is adjusted at .02cents pre linear foot.
