Guess I need to turn this one in!

Last week a client calls and said they had an appraisal done by another appraiser, but there was some problem with his license and they need a new one done quick. Of course, they were kind enough to send me a copy of the other appraisal. They said if it would save me time, I could just retype his report with my name and send it to them. I politely declined and scheduled the inspection date over the weekend.

So today I'm working on my report and after looking through my list of comps, I decide to see which comps he used. Oddly enough, none of the five comps he used showed up in my MLS printout of sales for the area. So I looked up each one individually. Turns out three of his "sales" were actually the foreclosure transfer being recorded, one wasn't sold through MLS so I have no idea how he got his condition rating & information for that, and one he had typed the wrong address.

I haven't seen anything this bad for a long time. I was really amazed. I'll have to send this off to the state. I looked up this guy's license and just upgraded from trainee 2 months ago. I wonder how long he'll be sending out crap appraisals before the state gets around to him.

If he was in NC he just needs to make enough to pay for his "discipline classes" - and he can take as many as he likes without being a "habitual felon". No worries

I had one like that too

I did a review appraisal on a report that was much the same - the appraiser was from way out of the area and all of his "comps" were the foreclosure actions, not market sales. I turned it in to OREA - I've had great luck with reports that I've turned in to them - they are very responsive and have gotten back to me every time. Turn it in and let's get rid of the incompetent appraisers out there.

It will probably be a while before they get too him, but you should turn him in. That seems like fraud to me.

Maybe he doesn't understand that those were foreclosure actions. Maybe you should try contacting him?

LOL! How sweet that you want to think the best of him, but don't you think he knew what was going on when he put in the MLS listing # for those properties which show they had expired or been cancelled, and then when you look up the transfer doc #, it clearly states Foreclosure!

Either he's a crook or he's stupid. Either way, he clearly shouldn't be doing appraisals.

I'm reviewing one now for the head of the "Major Fraud Dept" of the local police department. The Captian has said that he wants to put the appraiser, real estate agent, loan officer and a couple of others in jail. I'm doing my best to help him.
