Half bath in attached garage

I have no idea why owners think putting oddball stuff like this in a house adds value, but that's their business...why do appraisers assume it adds value? Ask area RE agents how many buyers come in their office wanting a house with a half bath in the garage. I bet most would answer "zero"

As a father with three daughters, a wife, and three bathrooms in my house, a haven off the kitchen in the garage would be a bonus. Does it add value? Well if two identical houses were for sale and the only difference was that one had an additional bath in the garage, I'd go for that one (assuming it doesn't functionally screw up another aspect of the house).

Agreed. I've also seen this where folks extend the rear house patio to the rear of the garage area and have a door from the garage leading to this patio area. This half-bath normally has a small window AC unit and gets a lot of use during the outdoor entertainment season without letting the cool air out of the main house.
 
far enough. If enough buyers value a half bath in garage then it has value (or at least would make one house sell faster than another, perhaps, aka adds to marketability/appeal)

.............and their significant others don't want them peeing in the yard or tracking grease or grass clippings through the kitchen. (I was gonna' say "wives" but I'd be drummed out of the corps.)
 
I run into this often here in Pinellas County. A good number of homes have 1/2 baths in the garage and many RE agents mark this in their Realtor Comments on MLS. Enough so that I can show in the comps used that this is a positive factor and NOT UNCOMMON in the neighborhood! (i.e. "comps 2 & 3 also have 1/2 baths in the garage")

I guess it depends on the neighborhood and market. Again, here in my neighborhood, not uncommon. But back home where my brother lives (upstate NY), not so common.
