The OP kind of answered their own question. I'm not in VA, but this question seems to be most relevant to your market. How about an elevator or how about master on the main? You might as well ask what a screened porch is worth in Georgia. I can tell you how MY market reacts.
Only another VA appraiser in your area is able to answer that with any credibility. Based on what you mentioned, there does not appear to be any marketable difference based solely on sale prices. Best of luck with paired sales. Market survey some seasoned agents in the area to get their opinion. They're working with 'market participants' that are the cause of market reaction. Perhaps this is a desirable feature. Perhaps not.
