Has the manufactured home ever been moved from its original site?

Why would it matter if it has been moved? Will they not loan on it? And why? Anyone know?

you might investigate the maricopa county historical aerial photos to see if they reveal anything helpful

This is what I would do. If there is no information from the assessor. If there is not an affidavit of affixation, it might be in an another deed. Or go to Google Earth and do historical photos and see when it showed up. I would rather have the information from IBTS and make it an exhibit. They can pay for a rush and get it right back.

FNMA and FHA won't loan on a MH that has been moved from the original site. Moving can interfere with the integrity of the structure. I do believe VA will allow it, but am not sure.

The VA will guarantee a mfg hm that has been moved. I've done a few appraisals on them.

As always in this industry ... location, location, location :fencing:
Not enough around me to say that ... but Condo's??? All day long :dancefool:

Condos can be easy here, as long as you have comps.
Had one recently all my comps were model matches in the project. Slam dunk.

Almost all the mobile, manufactured, trailer homes, whatever around here are in parks.
The ones that aren't are oddballs. Very odd.
I have never done one in going on 30 years. Not gonna start now.

Yes. Location. :peace:
