anyway, the VA was slower than usual this past fall/winter and was the slowest client now they're on fire. My best new construction clients were doing great in the fall/winter now they are the slow ones. I went 2.5 months without 1 order from my fav lender now they are coming again. It ebbs and flows diversify if you can private work is out there if you put the time in your GBP which is free.

He does imply more than one person is working there. So? Is that immoral? Or, just MAGA envy upon your part? I never recall the time I've been "dead slow"... Things slowed down; I went knocking on doors. Shoe leather sales. That meant visiting CPAs, and even advertising in trade magazines for estate attorneys and trust managers at banks (Yes Virginia, there is often a trust department in a bank that is separate from the loan officers) and I don't know an appraiser really willing to do calls nor have they ever built up connections that give referrals. Sales matter and if you cannot sell, then you have a problem that will plague you for your whole career.

When in the oil business, I had to make calls. I regularly went to Tulsa, Okla City, Shreveport, and even Denver and Dallas. These were not cost-free but generally paid off within a year. Got a job once with a company out of Dallas who was just trying to find someone for a 3 well project in Arkansas. I got all 3 jobs. $20 k plus fee. I even recommended they try to complete a zone that they got gas from in a shale... 20 years later that same area it turned out was the Fayetteville Shale and became the Fayetteville Play. But the company didn't have the technology to exploit that gas then...just is life. When things slowed, I even offered to work for my competitors. I survived a slowdown in the mid80s in the oil business that are 3x worse than 2008. But I nailed a 90-day job working with a Houston company that kept me busy all summer while my own equipment sit idle back home on the farm.

If people want more work they should have been making friends with the bankers in their own area, then bankers further away and not depending upon AMCs to find them.

Obviously, the right market area, stamina and willingness to work, well developed and diverse client list, as well as the right spreadsheet software are key as well.

And the *unspoken* "IQ thingy" - but you can't teach that. ;)

Edit: all of the above goes out the window once the UAD 3.6 Abomination is implemented, however. Not even the Good Lord can help you then - but maybe Chase can ... :ROFLMAO:

A driver so the appraiser can "punch out reports " in the car sounds like fast food style -

Every appraiser can develop a business model that suits them, including how much volume to take on , how much geographic area to cover, or which clients to pursue. Puppy mill crank 'em out style is a particular brand- it does take organization, though, and I'm sure hard work and stamina as well. I will leave it at that
