I guess some could argue the SOW is being set for the appraiser. USPAP may be changed. The appraiser is no longer responsible for SOW and this item has been removed from USPAP.
 
WTF is a flex desktop? :rof:
I believe that it is an evolution of the old BoA "Walk-in" form that they used 20-30 years ago where BoA just wanted a drive-by, but still wanted you to make a quick walk through the home to make sure it wasn't trashed or a meth lab. No measurements or interior photos.

The new Flex form is basically a Desktop where you use public, MLS and your prior inspections if any to come up with a value. No photos are uploaded. There is a section for data gathered by a Property Inspector, but I have never received any from BoA.

My no inspection Desktop fee is $295.
 
I have one local credit union saying they don't think the rollout will happen on time, but another local bank that uses Mercury Network saying they're on track for starting 3.6 ordering on 9/7 and...


GSEs are full steam ahead so don't think we will see much delay if any. My bet is they force it and let it play out.
Looks like about time to take a vacation, let others work out the bugs.
 
I don’t see how they just go from a 2.6 to 3.6 over night. There has to be some steady ramp up.
