Dang, looks like I'm the first Yes. Received a request last week, fee and TT for 3.6 and 2.6 on the same property.

I won't hold that against you. :love: Just out of curiosity I did a subject search in my old emails for "3.6" and was shocked at the sheer volume of industry 3.6 spam I've received and that's not even including the ones I've deleted, If they're processing as many 3.6 assignments as they claim, it only reasons one of those emails out of the boxcar load I've received would have been for a bid on an actual order.
 
I've had 5 at this point. Two of them were specifically related to the new products being offered 'if and only if' the appraisal is reported on the 3.6. Told 'em I'm just not competent to perform an appraisal of a manufactured home with a manufactured home ADU.

I see many potential issues with manufactured homes being squeezed into the 3.6 unless they're in a restricted subdivision. I looked at a DW yesterday that was not only a C5 headed downhill fast, it was connected to a singlewide by a homemade breezeway/deck with a semi permanent pool and koi pond. Shared well/septic, etc. 3.6 isn't going to like those properties being shoved into their system. :)

They aren't. Freedom is having a hard time, but Andy is the only guy on that side telling the truth about 3.6. The last number he posted in his FB group (2-3 weeks ago?) true submissions, not test reports, were under 100.

Some of the new product offerings the GSE's have created will be head scratchers for appraisers. They're basically creating new markets. 2-4 family MH, multi story MH, MH with ADU, 2-4 family with ADU, SF with up to 3 ADU's. Should be interesting trying to appraise these for a while - as these types of properties don't really exist at this point.

Good post. Can't say I would complete a 4 unit with an ADU via a 3.6 for any price. The only thing worse than reporting threshold level for a SFR is reporting for 5 front doors, never mind the detailed reporting requirements for every room in the 5 units. Oops, I meant 4 units with an ADU. Man, what a mess.

yeah, there is a stipulation that the total # of units can't exceed 4, so triplex + ADU, or duplex + 2 ADU's I guess. Regardless - they're basically creating a new market, as these types of properties are not typical in the marketplace - specifically because there was (before now) no financing outlet for them.
 
I expect they will just do as they did with MH Advantage homes and use of HPIs…just announce a policy that green lights idiots to fill out forms without data or analysis. Market data will accumulate. A couple of decades ago, it fell to crooked builders, with an assist from stupid/crooked lenders and appraisers, to create fake sales of essentially unmarketable products. Now, that is becoming systemic.
