On a conventional loan one time, I was at this house and on the kitchen countertop was a binder with disclosures and included CC&Rs and all inspections of the house.
I spent an hour reviewing everything and I learned so much about the HOA and the condition of the house.
The knowledge helped me in doing a more accurate appraisal. If lender provided all information like that, appraisers can do a better appraisal and hopefully higher fee for time reviewing docs.
