Health or safety concern

Not saying it's me.
There was this appraiser who was going up the stairs and while holding on the railing, the railing bent and appraiser fell into the adjacent bushes. WTF!
Then he thought "Was the railing easily broken before or after appraiser touched it?"
If appraiser mentioned it was a hazard and owner denied it, would appraiser be responsible for the broken railing......:oops:
Yes, that exact question comes to mind every time I go up and down steps with a railing during an inspection. How did it occur to you again?

That appraiser almost got hurt falling off 3 feet from the porch. I guess it was fortunate the bush slowed down the fall.

Like I said, it wasn't me. Agent should have warned about the "unstable" railing.
Appraiser put back the railing like it was before.

Appraiser was stretching to make a measurement.
Still it shouldn't have broke. And it was a fixer upper home.

Okay, couldn't have been you then. You would default to the assessor's measurement long before going to that much trouble. Sorry.
 
I thought these crazy incidents happen to all appraisers......except Nando of course.
 
Why? If you believe it's not a health and safety issue, why recommend removal?

"Recommending" is a wishy-washy way of addressing it. If you think its a H+S issue, make it subject to removal. Otherwise, stay in your lane.
If I was a RE agent who represents a potential buyer, our offer would be contingent on the seller to remove it, so my client wouldn't need to deal with it. Consequently as an appraiser I would Require rather than recommend bc saleability is comprised.
