So is an add-on wall heater in a workmanlike attached addition sufficient to be defined as GL for an FHA assignment?
 
As an appraiser in the rural midwestern states I see these very often in home additions, conversions, and outbuildings.

Same around here. Great for large room additions that would normally require an upgrade to the entire HVAC system, i.e., new/larger furnace, outdoor unit, duct work, etc.

In more temperate areas in the south and west, they should be sufficient for most heat/ac needs. In the frozen tundra of the northern states central heat/AC is superior but they're found in room additions, garage conversions, detached garages/workshops, bonus over garage rooms, etc.

My sister had a 24 unit motel in FLA that was hit by hurricane Charlie. When they rebuilt she used mini-splits in the rooms and the utility bills dropped a LOT. They were small efficiency rooms, about 500-600 sq.ft. each w/kitchenettes. Much cheaper to run than the thru-the-wall motel heat/ac units.
