Help: Best use issues with mixed use zoning residential home

Here is something to take note of. I tried to find this property on the rowan County Government Site. Iwas trying to navigate to the GIS. No can do. Eventually I thought I would have found a work around the Chatgpt NOPE It sucks I mean really sucks. good luck trying. Maybe you can track down the address that was the topic of ths thread



In Contrast this is my County Gaston - Easy Peasy you can search by address, name of owner, parcel #


Another example is Mecklenburg Super easy much better than my County Especially easy for condo's if you know the U/F Unit file


I am old school on my work files. I get everything and make a hard copy. It would be impossible unless you paid a visit to the Rowan County
 
Legally permissible amounts to a limitation on the usage. If an existing usage remains nominally permissible and is also more profitable under that "as is" use it doesn't much matter what else is permissible.
 
Hi, I am a newbie on here. my mother passed and we are trying to sell her mother’s home so that dad has money to pay off hospital bills. a residential home built in the 40s. my grandmother had the zoning changed and the whole area in the 60s to allow her a beauty shop in the back of the house. The beauty shop has a separate entrance and there’s plenty of parking. The current zoning for the area in Salisbury North Carolina, which is Rowan county is called corridor, mixed use. The county regulations permit it to be residential, or commercial, mixed use where someone can have an office there, and also live in the other part of the house. The most recent use was residential as it has been rented out as a home for several years.

We had an offer last year by an older couple that really wanted the home to live in but the appraiser their bank used came back and said best use was commercial, so the bank would not lend them the money to live as just a home.

I’m trying to figure out how to avoid this happening again. We put the house back on the market next week. We have done some renovations and upgrades. The beauty shop space can still be office space or could be a man cave, mother-in-law suite, etc.

Any advice is welcome

Get a better lender.
 
Grandma putting a commercial unit in back lot most likely got a variance now and is desirable since other properties on street can't have such a unit.
Thus HBU is to keep the commercial in the back. An appraiser familiar with the area would know and it sounds like the lender agreed that it's consider a commercial property.

I just plugged the address given in the OP and it took me right to the spot. Then I found the location manually in the city's system just by zooming into that spot
 
I went back in to Rowan county... without using the links provided above and Dang I figured it out on my own today, I was tired yesterday. That's my story and I amsticking to it LOL

It's not "commercial" - it is mixed use.
