Help Determine Model Of Old Mobile Home

Does anyone know what model of mobile home this might be?

Property record card list it as original 1947 mobile home with additions. It measures 8 x 40.

I have attached the front view from the street, interior photos of the mobile home, crawl space, and what appears to be the rear of the mobile home accessed from the furnace closet.

Probably no way to know since extensive remodeling has apparently taken place.

thats what i figured. spent some time looking through google images and found a model that had a similar floor plan from 1953.

it has 4 additions; 1967, 1982, 1988, and 2006. the additions are in good condition and all remodeled in 2006.

From the photos of the mobile home would it be fair to say it appears as if it were last remodeled in 1967 with the bathroom vanity and flooring updated in 2006?

I would think its effective age would be half 2006 & half 1956, say 25-30 years EA

it is an estate sale that sold at auction and no one really knows anything about the history other than the dates on the assessor property record card.

if it is an original 1947 trailer, in my description of the property would it be fair to assume the original mobile home was remodeled in 1967?

also i found the Mobile Home Living site interesting, especially this article which the pictures appear similar to the mobile home in question

the site says in 1953 the name was changed from The Trailer Coach Manufacturers Association to The Mobile Home Manufacturers Association, so if it is 1947 i guess it would be called a trailer not a mobile home

Prolly. If the property is a sale and is arm's length or can be adjusted to it. (I just found out today the court approved an auction of my cousin's house that I am administering the estate) My experience would lead me to believe that in an auction you could expect a 10 - 15% discount from MV. But that varies - our market is pretty good now. Extract the land value from the sale and the balance is the contribution of the unit and additions. Using the principle of REPLACEMENT (not REPRODUCTION) cost new, then use a cost book to estimate the RCN of the trailer/coach/mobile home with add-ons, then figure out the actual effective (overall) age. The various updates are relatively unimportant except as a marker and thus I would say it was a (pick a year) remodel of an older unit.

It's worth nothing except to park on a site and rent to a homeless person or an old redneck who's 6th wife just threw him out. It's 49 years old and never met any standards except being a large trailer and many of these are full of Asbestos and Formaldehyde insulation ** The waste sites consider many of these as special cleanups and charge a ton of money to take them . Your best bet is to lay low and give it to someone " as is" or better yet find a good old boy in the area and tell him it's yours just get if off my land , I can see the EPA and bureaucrats coming because the property has been contaminated : ) LOL
