It is a mobile home and would not qualify for most financing, which would have an effect on market value. In the appraisal report show the livable area of the mobile home only as the GLA, the other areas should be on a separate line in the grid. Those other areas may have a similar or different value per square foot as the mobile home. Try to find other mobile homes (no manufactured homes) with site built additions as comparables. Do not use the 1004C or any other Fannie/Freddie forms if this is not for lending purposes. Use a General report or the AI Residential report.
