Appraising the South can be (and often is) SOOO entertaining!! :-)

I would suggest requiring a structural inspection prior to completing your report. You can see the obvious sloppy work on the surface. What else was jerry rigged? Did anyone ever inspect the foundation, electrical work, insulation....To complete an accurate cost to cure, you'll need to know the condition of those concealed elements.

When you say there are no codes in this county, would that equate to no requirement for a building permit? You noted there wasn't an electrical permit pulled. I'd be real leary of making any statements of value until I knew there weren't serious structural or safety concerns.

Just my $.02. Good luck, and keep us posted.

Just remenber if you cut out part of the structure on a manufactured home you need to check and see if this has compromised the integrity of the structure - meet the building inspector and have him explain it to you.

Believe it or not - they did not cut the frame. They just nailed the addition to the exterior walls with 16's. I'm meeting with the suits tomorrow to discuss this mess.

ONCE A MOBILE, ALWAYS A MOBILE!

Never forget this saying no matter what a homeowner may do to his/her mobile or manufactured housing.
