I have not seen the property yet, going out today. However as per the realtor, the distance between the two properties is less than 100 feet. The land is listed in the tax records as slightly more than an acre. I use a service called Realcomp which which pulls data from County tax records and then typically verify data with HCAD. There is an actually a small drawing with dimensions of the improvement listed in the records, They are not always 100% accurate but they are usually in the ballpark. For this property all they show is a 20' x 18' two story building. The assessed value of the improvements is $23,600, so it appears they have not been paying taxes on the other property for +-50 years. Thanks for all your help, I will give more details after the inspection.

You can't make a decision until you inspect the property. Often our tax records will have several property cards in the folder. Sometimes only one gets put on the computer. In any event, do the assignment and report what you see.
