Help with fee quote

I gave an off the cuff fee quote to an AMC (the one where the land is safe) for a small community at the opposite end of the county, about 70 miles north of me. I thought the quote was high enough to make them go away, and if I got it somehow I wasn't too worried because I did an appraisal there about a year ago.

So the order comes through and I check out the property. It's located on the same road and very near the Chandler Tree in Leggett CA. This is the famous giant sequoia that an idiot cut a hole in so that cars could drive through it.

Then I look up the sales again and find that there have been only 3 sales in the last 6 years (as long as MLS goes back.) Those sales are from 2002 and 2003 and are on 5 acres and 20 acres. One expired listing ever, and 2 listings, one with 380 days. All are on acreage because there are no small lots anywhere near... except the subject. The lot is only 50' x 200' It took me almost 5 minutes to find the parcel on the assessor's map.



The nearest town to the south is 25 miles distant. The nearest burg to the north is about 10 miles but there are NO SALES list ever and the next town is 25 more miles and in another county. Nothing west until you get to the Pacific Coast about 40 miles away and that area is called "The Lost Coast" for good reason. Nothing east for a hundred miles. Nothing east unless you drive back south for 40 minutes, then take a winding highway for another 45 minutes to a remote valley with a population of about 200.

What would it take for you to do an appraisal like this?

Okay. Since no one here will help me, I'll just go with the income approach.

Not what the property can produce but what anyone stupid enough to live there could afford to pay on the mortgage. Let's see... Welfare or the ticket taker to see the drive thru tree. That's about $1,000 per month. At $100k and 8% interest that's about $733 a month leaving $267 for groceries or meth. Sounds about right.
 
At least get an antique car out of it. :)

That idiot gets $5 from me almost every time I drive up there!

Greg, there's lots of small lots on just that one map. Is this just an aberration or are there lots of properties but just few sales? Those kind of areas don't seem to go through MLS. Have you searched public records and tried to verify and add info from local agents? Does 5 miles, 10 miles, or even 20 miles away make that much difference to a buyer?

I would only charge double my regular fee because I could legitimately write off a stay at the nearby Benbow Inn with Mrs. H.

I once had a local attorney call and complain about an
appraiser who they'd given an assignment and he quote
one fee, then looked at the property and upped the fee
by 50%....then he didn't finish the report and said he
needed to increase the fee again. The attorney asked
me what I thought about what was happening.

My response was, "Lou, if an appraiser isn't accurate
about quoting his fee, he's probably not very good
at estimating the value of the property."

Elliott,

All houses look the same on paper. If you get out there and see you have a problem, I have no problem calling the lender and uping my fee and if they don't like it, I cancel the order.

If you jacked your fee up and they still said YES, you know that next time you need to double it again...

I'll second Bill's approach. If this is going to be a big loser, then turn it down now that you know what you're dealing with, or ask for mo' money.
 
"upon researching the subject property, I have concluded I have a lack of competency in property type. In order for me to obtain that competency, the fee needs to be raised to $5,000 which includes enrollment in a course entitled "Impossible Assignments". Estimated turn around time will be 6 to 8 months"
